Offices.co.uk helps UK businesses find private, serviced and coworking space. The site had to carry a large, browsable inventory without ever losing the route to a human advisor.

The brief

The brief.

Commercial property search is a browsing problem and a trust problem at the same time. Someone looking for office space in Manchester will compare a dozen buildings, but the transaction never happens on the website, it happens when they speak to an advisor who knows the market. A site that only does search loses the enquiry. A site that only does lead capture loses the browser.

The work was to build a search experience that carries a nationwide inventory across cities and workspace types, stays fast under that weight, and keeps a single clear route through to the team at every depth of the journey.

    City and region pages covering London, Manchester, Birmingham, Leeds, Bristol and beyond, each a real landing surface rather than a filtered view.

    Separate browsing paths for private offices, coworking and serviced space, so search intent lands on a page that matches it.

    Featured listings

    An editorial surface for priority inventory that sits above the general browse without breaking the search flow.

    A consistent 'speak to an expert' path that stays present through listings, locations and guides.

    A blog and advice layer supporting the research phase, structured to link back into the relevant search routes.

    Locations as pages, not filters

    Every city gets a genuine URL with its own content. Filter states are invisible to search engines and impossible to link to; pages are both.

  2. 02

    Enquiry present at every depth

    There is no single conversion page. The advisor route repeats at browse, listing and guide level because different visitors are ready at different moments.

    Speed treated as a feature

    On a comparison site the visitor has other tabs open. Page weight and image delivery were tuned so the search stays responsive as inventory grows.
